How to Check the Drainage Around Your Foundation: A Simple Walk-Around

Autumn leaves piled up in a gutter

Water is one of the biggest factors in foundation movement, and checking it takes about fifteen minutes. The best time is during or right after a rain, when problems are easiest to see.

Step 1: Look at the gutters

Are they clean and attached firmly? Leaves and debris can make gutters overflow right next to the foundation.

Step 2: Follow the downspouts

Check where each downspout empties. If water pours out right beside the house, add an extension that carries it several feet away.

Step 3: Check the slope of the soil

The ground should slope gently away from the house. If it slopes toward the foundation, or there are low spots next to the walls, water will collect there.

Step 4: Look for puddles and soggy spots

Standing water that stays for a day or more after rain is a sign of poor drainage.

Step 5: Look at the plants and trees

Large trees close to the house pull water from the soil and can dry one side more than another. Dense plantings pressed against the foundation can trap moisture.

Step 6: Check the crawl space if you have one

If you have a pier and beam home, look in through an access door or vent for standing water, damp soil or a musty smell.

What to do with what you find

Simple fixes such as cleaning gutters and adding downspout extensions cost little. For puddles, grading problems or a wet crawl space, ask a contractor about foundation drainage solutions.
